1.0 Location
The facility is located inside block 34, in Novi Beograd, building plot GP1 (cadaster plots 865/26, 865/27, 903/8 KO Novi Beograd) 2.0 Functional solutions The facility consists of floors + ground level + 6 floors + attic. It consists of four separate entrances. Every entrance has a centrally positioned staircase and an elevator. Staircase is naturally lit and ventilated. Apartments range from 1-room to 4-room apartments. Smaller apartments are oriented to one outer façade wall, and bigger apartments to two outer façade walls. 3.0 Facility construction Reinforced concrete walls are 16cm thick and clustered around the vertical communication core – staircase and elevator – and cross the range from 360cm to 540cm. The floor joists are cast reinforced concrete slabs in smooth plating. The foundation is designed on a 40cm thick slab. The roof structure has been designed as an easy mounting concrete structure with infill of Ytong blocks and is supported by reinforces concrete walls and pillars. Brick d-12cm or 7cm is used for interior partitions, except between shops, apartments and towards staircase, where the reinforced concrete wall or 19cm block was used. 4.0 Façade The façade is designed to meet the aesthetic criteria, in accordance with the rules and regulations. Façade walls are designed as: – façade ‘sandwich’ wall that consists of hollow d-12cm bricks (or 16cm reinforced concrete wall), 6cm mineral wool layer, 12cm brick and silicon silicate mortar finish in the designer’s choice of color. 5.0 Interior 5.1 Walls APARTMENTS – Reinforced concrete walls are smoothened and colored with dispersive color paint with all the preparatory work. – The walls are plastered with lime mortar, smoothened and colored with dispersive paint with all the preparatory work. – Kitchen: The walls are plastered and coated with ceramic tiles 60cm high and along the working elements – bathroom and toilet: ceramic tiles up to the ceiling. 5.2 Floors
APARTMENTS In the rooms, the dining room and the hall the classical parquet is glued to the surface. In the kitchen, bathroom, toilet and storage room ceramic tiles are made in cement mortar. Balconies also feature ceramic tiles in cement mortar. STAIRCASE AND COMMUNICATIONS Common areas feature designed stone. 5.3 Ceilings APARTMENTS The ceilings are reinforced concrete floor ceilings, which are smoothened and painted with dispersive paint color. The bathroom ceiling is a suspended monolithic waterproof plaster board. STAIRCASE AND COMMUNICATION The staircase and communications ceilings are reinforced concrete floor ceilings that are smoothened and painted with dispersive paint colors. 6.0 Metalwork, woodwork and aluminum work APARTMENTS Façade is designed of PVC with rolling blinds. Internal woodwork is made of h-225cm MDF veneered without light. STAIRCASE AND COMMUNICATION Features PVC windows for natural ventilation. Upper parts feature ordinary flat glass, while the lower parts feature tempered glass. 7.0 Roof The roof is designed as a complex hip roof with a semi-prefabricated light concrete structure and d=15cm Ytong infill blocks.
